What we do

The frame, the steel, and the people who put it up

Most builders juggle a frame supplier, a steel fabricator and an installer, and carry the gaps between them. FrameSet takes all three.

Light-gauge steel frames

Wall panels, floor joists and roof trusses rolled from G550 coil, detailed in FrameCAD to your architectural and structural drawings.

  • Townhouses, dual occupancy and granny flats
  • Single and double storey
  • Labelled, packed and craned to site

Structural steel

Beams, columns, lintels and portal frames fabricated from shop drawings, with the holes, cleats and coating your detailer specified.

  • Fabricated to AS/NZS 5131
  • Hot-dip galvanised or painted
  • Delivered with the frame, not after it

Installation and extras

Our crews stand the frames and set the steel. Add fall guard, flooring, windows and roof plumbing through our partners if you want one line on the contract.

  • Ground floor, first floor, roof
  • Crane, edge protection, walkways
  • Certificates and computations at handover

How it works

From your plans to a standing frame in five steps

Plans in

Send the architectural set. We quote the frame, the steel and the install, itemised.

Detailing and sign-off

Our detailers draw every panel and beam. You check openings, heights and services before anything is rolled.

Production

Frames are rolled and assembled, steel is fabricated. You get a production date in writing.

Delivery and install

Craned to site in sequence. Our crew stands the ground floor, the first floor, then the roof.

Certificates

Engineer's design and inspection certificates, computations and the roof plumbing certificate, all on handover.

Why steel

Straight, light, termite-proof, and quick to stand

Steel frames go up faster than timber, do not warp or burn, and arrive with the engineering already done.

Termite-proof

No chemical barriers, no timber to eat.

Non-combustible

Steel does not add fuel to a fire.

Straight walls

No bowing, no shrinkage, no cracked plaster later.

Lighter on site

About a third the weight of timber. Smaller cranes, faster handling.

Questions builders ask

Straight answers

Do you supply frames only, or install as well?

Both. Frames only, frames with structural steel, or a fully installed shell. Installation is carried out by registered installers and quoted as a separate line so you can see it.

What do you need from us to quote?

The architectural set as PDF. For a firm price we also want the structural drawings, window and door schedules, and any services penetrations. We list exactly what the quote covers.

What is the lead time?

Detailing typically takes three to four weeks after your sign-off of openings and heights, and production two to three weeks after that. We put the dates in writing with the order.

Who certifies the frame?

A registered structural engineer designs the frame and issues the Regulation 126 design certificate for your building permit. An inspection certificate follows at completion of the frame.

Where do you work?

Melbourne metropolitan and regional Victoria. Ask about other states for larger projects.
